Flood Damage to Your Auckland Home: What the Restoration Process Really Involves

When floodwater enters a home, the damage can extend far beyond what you can see.

Water can soak through flooring, wall linings and insulation, reach timber framing and travel into areas well beyond the obvious flood line. Depending on where the water has come from, there may also be contamination to deal with before rebuilding can even begin.

Restoring a flood-damaged home isn't simply about removing the water and replacing what looks damaged.


The house needs to be properly assessed, stripped where necessary, dried and checked before it can be rebuilt.

The First Priority Is Understanding the Extent of the Damage

After a significant flood, it's important to establish how far the water has travelled through the house.


The visible water line only tells part of the story.


Moisture may have reached:

  • carpet and underlay

  • timber, laminate or engineered flooring

  • skirting boards and trims

  • plasterboard

  • wall insulation

  • cabinetry

  • timber framing

  • floor systems and subfloor areas

  • electrical components and other building services


Water can also move underneath flooring and into wall cavities, so areas that appear unaffected may still need to be checked.

With flood damage, the important question isn't only how high the water came. It's where the water went.

Floodwater May Be Contaminated

Not all water entering a home carries the same level of contamination. Water damage is commonly described in three categories:

  • Category 1 – Clean water: Water originating from a relatively sanitary source, such as a broken water-supply pipe. However, clean water can become contaminated depending on where it travels and how long it remains in the building.

  • Category 2 – Grey water: Water containing a greater level of contamination, which may come from sources such as washing machines, dishwashers or some other household wastewater.

  • Category 3 – Black water: Heavily contaminated water that can contain harmful bacteria, sewage and other hazardous substances. External floodwater is generally treated as Category 3 because we cannot assume it is clean.

During a flood, water may travel across roads and properties and come into contact with sewage, stormwater systems, soil, chemicals, animal waste and other contaminants before entering the house. This is why materials affected by external floodwater may need to be treated very differently from materials wet by a clean internal plumbing leak.

Floodwater may look like dirty rainwater, but you cannot tell what it has come into contact with simply by looking at it.

This can affect what materials can safely remain in the home and what needs to be removed.

Porous materials that have absorbed contaminated water may not simply be able to be dried and reused.


For significant contamination, specialist cleaning or remediation may also be required before reconstruction begins.


Removing Flood-Damaged Materials

Once the extent of the damage has been established, affected materials may need to be removed.


Depending on the flood, this can include:

  • carpet and underlay

  • damaged flooring

  • skirting boards

  • sections of plasterboard

  • wet insulation

  • cabinetry

  • doors and trims

  • other materials that cannot be adequately cleaned or dried

The purpose isn't to strip out more of the house than necessary.

It is to remove damaged or contaminated materials and expose enough of the building to properly assess and dry what remains.


What Happens Behind the Walls?

Removing wall linings can reveal a very different picture from what was visible beforehand.

Timber framing may still contain significant moisture. Insulation may be saturated. Water and debris can become trapped around bottom plates and other concealed areas.


This is also the stage where pre-existing problems can sometimes become visible. The condition of the structure needs to be understood before new insulation and wall linings cover everything again.

Dry First. Rebuild Second.

Drying is one of the most important parts of flood restoration.

Dehumidifiers, air movement and specialist drying equipment may be required depending on the extent of the flooding and the construction of the house.


Moisture readings can then be used to help determine whether retained timber and other building materials have dried sufficiently for reconstruction to begin.

Simply waiting until something looks dry isn't necessarily enough.

Rebuilding too early can trap moisture back inside the home.

That can contribute to mould, deterioration and further problems after the restoration appears to have been completed.


What If Mould Develops?

Flooding creates the conditions in which mould can develop quickly, particularly where moisture remains trapped inside walls, flooring or other enclosed areas.

The response depends on the extent of the contamination and the materials affected.

Some surfaces may be able to be appropriately cleaned and treated. Other affected materials may need to be removed.


For more significant mould contamination, specialist remediation may be required before the building work continues.


The important part is that mould and remaining moisture are dealt with before the affected areas are closed back up.


Assessing the Timber Framing

Floodwater reaching the bottom of walls doesn't automatically mean the timber framing needs to be replaced.


The framing needs to be exposed, inspected and allowed to dry.

Its condition can then be assessed.


Where there are signs of deterioration, prolonged saturation or other damage, further investigation may be required.


This is one reason the final repair scope isn't always known immediately after a flood. Some decisions can only be made once damaged materials have been removed and the structure underneath can actually be seen.

Does Flood-Damage Repair Require Building Consent?

Not every flood repair requires building consent.


Some like-for-like repairs may fall within work that can be completed without consent. However, the requirements can change when repairs involve structural elements, significant alterations or other work that falls outside the relevant exemptions.


Occasionally, opening the building also exposes damage that requires more extensive repair than originally expected.


For a substantially damaged home, it is worth establishing the consent requirements early rather than discovering them once reconstruction is underway.


Working Through an Insurance Claim

For insured flood damage, there may be several parties involved before and during the reconstruction process.


Depending on the claim, this can include the homeowner, insurer, loss adjuster or assessor, builder and specialist contractors.


Photographs, moisture readings, reports and records of damaged materials can become important in documenting what has occurred and what needs to be reinstated.


There is also an important distinction between:

work required to restore the flood damage, and additional improvements the homeowner chooses to make while the house is being rebuilt.

Those two scopes may need to be treated separately when insurance is involved.


When Flood Restoration Becomes a Major Rebuild

Severe flooding can result in a substantial portion of a home's interior being removed.

Once the house has been properly dried and the structure is ready, reinstatement may involve:

  • new insulation

  • plasterboard

  • flooring

  • electrical work

  • plumbing

  • cabinetry

  • doors and trims

  • painting

  • kitchens and bathrooms

  • other damaged fixtures and finishes

At this point, the construction work can begin to resemble a substantial internal renovation.

The difference is that the flood determines where the project starts.

Should You Renovate at the Same Time?

Sometimes flooding affects areas of a home that the owners were already considering changing.


If walls, flooring, kitchens or bathrooms already need substantial reinstatement, it can create an opportunity to consider whether other planned improvements should be completed at the same time.


That doesn't mean every flood restoration should turn into a renovation.

But before everything is rebuilt exactly as it was, it can be worth considering whether the existing layout and finishes still suit the way you want to live in the home.

Any additional work should be clearly separated from the flood-restoration scope, particularly where an insurance claim is involved.


Rebuilding a Flood-Damaged Home Properly

The finished surfaces are the last part of a successful flood restoration.

What matters first is what happens underneath them.


The damaged materials need to be identified. Contamination needs to be addressed. The structure needs to be exposed where necessary, assessed and properly dried. Only then should reconstruction begin.
